Physical or Desktop?

I’ve noticed some people having physical valuations and some desktop. Is there any hard and fast rule to this decision or does it depend on the lender? Thanks

I went with HSBC and it was a physical valuation.1

Thanks. I have an offer from Platform and that was a physical. Our buyers with BOI and theirs was also physical. Was just wondering if it was any set of criteria etc0

I believe that if the house is a new build or a flat/ apartment, a psychical valuation must take place. I have seen this somewhere else on the forums, cannot guarantee that it's correct.FTB with Natwest
31/07 - DIP by Brooker Accepted
05/08 - Full application submitted
12/08 - Payslips requested and sent
14/08 - Valuation requested and booked for 24th August
17/08 - Proof of gifted deposit and confirmation of our monthly loan payments requested.
18/08 - Approved subject to valuation
24/08 - Valuation completed in morning. In afternoon tracker says report has been received and they'll let us know once fully reviewed.1 -
I've seen a few articles saying it is dependant on the LTV. I had a physical valuation because I upgraded to homebuyers report.1
