Hi, my wife and I are separating. She is buying me out of our property leaving me with a deposit of £60k. I’m 44 and will be looking at borrowing 60-80k for a property. I earn 25k , have a credit card but it’s clear and I have 2 kids (9 & 5) who will be living with their mum and we have agreed to no maintenance (as I will be having them after school and feeing them every night as well as alternate weekends.) Now I am worried that my age and size of mortgage required will put possible lenders off. Read some right horror stories!

I personally don't see the problem as you have a good deposit and you are looking for not expensive house. Should be ok. Go to broker and ask questions.0

As long as 'buying you out' of the existing property includes releasing you from any mortgage on that property so you are free and clear then it all looks good.Pick a mortgage broker, there are plenty on the forum, just message one of them and they will help you find the right lender for your needs.0

My husband and I got our first mortgage when he was 42. You should be fine, good deposit also. Good luck!0

That affordability looks as though it should be fine as long as you are removed from the other mortgage0
