Advice on obtaining a mortgage

I have a property with a mortgage (Aldermore) joint names with my ex currently valued circa £160k with a remaining mortgage just under £80k. I also have a second property which had an interest only mortgage on it – long story concerning dry rot in the communal roof which meant it couldn’t be sold, however since splitting up with my ex I have been living in the property for 3 years. The mortgage with Barclays has expired 2 years ago and I have been unable to agree a repayment plan with Barclays currently £47K balance and a value of £60K. Have a few defaults on my credit file. I am looking to continue to pay the mortgage on the family home but wondering if it would be possible to get a mortgage on the property I live in as well. Current salary is £38k

    I'm assuming you are in England, based on one of your other posts.

    Who lives in the first property?
    What's the long term plans for it?
    How much is the monthly mortgage payment?

    How many defaults?
    What's the age of them?
    How much are they?
    Have they been settled?
    If so when?
    What were they for? Eg loan, CC, phone, internet, utility etc?

    Has the roof now been sorted? 
    Why has the freeholder not fixed it?
    Have you done any research into forcing the other owners to repairing it if it share of freehold?

    @ACG is the resident specialist adverse mortgage broker, he also has a lot more clients with clean history.

    @haras_n0sirrah also has adverse clients.
    Mortgage started 2020, aiming to clear 31/12/2029.

    Thanks I'm in Scotland,as are both properties. Property is ex marital home, ex wife and 2 kids living there. Plan is that I would continue to pay for it whilst children live there, when they move out it would be sold and the proceeds split 50/50. Monthly payments are £550.
    4 defaults 2 for credit cards. All about 40 months ago
    Card one £1000 settled December 19.
    Card two £3500 balance monthly on payment plan.
    3rd default store card £500 on a monthly payment plan.
    4th is a loan. With about £5000 outstanding. On monthly payment plan.
    Roof on second property (flat that I'm living in has been repaired)

    Scotland, even better! Plenty of information online about forcing fellow owners to pay their share of the repair bills, especially when it's necessary repairs and not just for the fun of tarting something up! Be worth reading up on and keeping links saved to sites if you haven't already do so.

    Although @ACG is in England, he secured me a mortgage up here and has had other clients in various parts of Scotland.

    With the information you've provided he will be able to say whether there's options to remortgage the flat onto a capital and repayment mortgage. You can message him directly if you want, although he cannot message you first.

    How long have Barclays given you to address the issue?
