Get a broker who is well versed in HTB to do your application. They send it back for the most ridiculous reasons so it's definitely worth using a broker who knows how to fill the forms out.
Ours went like this.
1. Viewed the site, picked the plot. Ours was built already.
2. Spoke to the developer's recommended broker, no problems with affordability so he filled out something so we could reserve.
3. Reserved online, paid reservation fee.
4. Broker did the rest!0
