Remortgaging and Help to Buy redeeming- what fees do I need to pay?

Hi, I’m currently in the process of redeeming help to buy and remortgaging. I have got in touch with a few solicitors for next step in redemption process. I have a variety of quotes and solicitors telling me different fees I need to pay. One has told me I need to pay a fee for local authority search, coal search and land registry on top of their legal fees but another has said that they wouldn’t do searches they get a search indemnity as I already own the property. I’m really confused with all the different fees there are. I don’t want to and can’t afford to get ripped off. This is my first time remortgaging and I feel completely overwhelmed and helpless. Why don’t they teach you this in school!? Thanks in advance.
