Hi Please may I have some advice? We received an offer in principle from Santander for more than we needed to borrow, but upon a full application we received an offer which was only 40% of the amount - the reason given was that the original calculation hadn't taken into our account our pension contributions, which are fairly standard. We have never been turned down before and wonder whether this gap is common. Our broker advised applying through a different lender and seemed pretty surprised at the sum offered, but we are not sure whether it is realistic to expect another lender to lend an additional £100k from that which Santander would agree to, and wonder whether to cut our losses as we have already paid out for solicitors etc. It all seems a bit odd, and as I say, we have never been in a position like this before. Is it worth us trying a different broker? Any advice would be very welcome!
