Hello All, I hope my recent experience is of some help to those applying with HSBC.

Me - HSBC customer, researched and chose the mortgage i wanted myself, employed full time, not FTB.  20% deposit, single applicant. (if anyone is in a similar situation).

1. July 28th, DIP obtained via online banking
2. July 28th, full application (non advised) submitted via online banking. I knew the mortgage product i want  so no need to wait 3+ weeks for advised appointment.
3. July 31st, request to upload payslips via live link. **IMPORTANT** If there are any other documentation they will likely require when assessing your application, upload this now, do not wait to be asked for it. ID docs, previous mortgage closing statement, proof of address, etc. This will save a lot of back and forth between you and the underwriter with your app going to the back of the que every time they request something. HSBC customers often only need to prove income, everyone else it'll be all the docs listed on the lending criteria part of HSBC website under "Residential Lending HSBC -intermediaries" .
4. August 4th, request to take payslips to local branch due to poor image quality on upload.  Went the same day and as a bonus spoke directly with Mortgage adviser who accessed, checked my app there and then in 5 minutes. Everything was good.
5. August 7th, mortgage approved and offer received.

I hope this helps people to speed their apps along.

I applied on Friday 17th July and valuation was booked for Monday 20th July. On the 21 July I received a call that they needed further documents from me, proof of deposit etc. which took me a few days to collate and I ended up sending back on 23rd. I had not heard anything by 30th so rung again and I was told they needed a further document, which I uploaded that same day. I then rung again yesterday and was told they had a few questions re outgoings which I answered. Both calls yesterday and on the 30th said they would mark my application as priority - not sure how much longer I should wait to ring again?

Ours went in on 13th July and are now waiting for final underwriter decision. No further docs needed. So your timescale is normal in the current circumstances.
  • Ah, can't believe you're still waiting! 😣
  • I rung yesterday and they confirmed that they have everything they need it and it is with the review team - I had previously been told it was with the underwriter and was on the final stage but the mortgage review team doesn't sound like the underwriter...Process90 have you heard?

    We've heard nothing :| , Trusty.

Considering our broker was told by the lending team or UW team on 3rd/4th that our app had been passed to final UW for decision, I honestly expected to hear either yesterday or today.

This is why i'm just not a fan of Brokers, I've often felt (and read) they have next to no leverage with a lender with regards to application progress. I'm really struggling to understand what they actually do that you can't do yourself online.

Anyway if you call HSBC, politely explain your getting pressure form the seller solicitor to progress with the sale and you'd really appreciate your application status being marked as a priority. If your able to go to a branch and pitch your situation to MA there, you'd be surprised how willing they are to  help you. They also have the authority to mark it as a priority.  ;)

We went directly with HSBC on our first attempt but that got fudged because of their glitchy online application form and our complicated incomes.

I've preferred the broker route as they seemingly have an open communication line with the lending team and underwriters via their intermediary portal. Now is the most frustrating time for us because we feel as though we're so close to some kind of certainty - which we haven't had in weeks!
  • I have been told last Thursday, the Thursday before and yesterday that it has been marked as 'priority' but it doesn't seem to be getting me anywhere much faster - I have explained there is pressure from the other side/Estate Agents to have my offer. I am having to use all my strength not to ring again today!

I think the whole financial services industry is just farcical at the moment. We'd held off on starting solicitor searches but have now just decided to bite the bullet and do it.
