Turned down for DIP by NatWest (Equifax)

Dear all
Hope you can help with reasons for my other half being turned down for a mortgage via a Broker who applied for a NatWest BTL mortgage. We are new to the process and the DIP was refused due to credit (we think that is what he said on the phone). The broker sent a link to  check my credit file which showed all agencies apart from the one that starts with a U did not have her registered on the electrical roll. Turned out she was registered and we then got the Equifax report. That showed one of her three bank accounts as being at the prev address plus her mobile phone. 

We have updated it all and are trying to get Vodaphoneto update sooner as it was their error (they admitted it). Equifax cannot see anything else they think could be the issue but looking at the file I see her American Express charge card has an outstanding balance of £13k as we used it to pay for the kitchen. Now it was paid off on the 7th July Amex says they inform credit reference end of each month and Equifax says last update 03/08/20 report run today. Is there any hope of getting Amex to update the file or do we need to wait until September to apply for DIP again. Any advice on when to apply we have seen an ideal property that's the issues, Anyone think of anything else that could be the issue her score is 818 she is a solicitor in permanent employment,

    Score numbers don’t matter, I believe NatWest use TransUnion (they did with us, applying direct residential mortgage) and they used Equifax for anti money laundering and ID checks. So may be the address issue, however my Equifax and others have sometimes been 2-3 months behind as it depends when the financial institutions update the information, not the credit reference agencies.

    thank you so much that makes sense. Guess we just have to wait a lot longer which is hard when you think you’ve found one. We should have been much better prepared.
