Valuation cancelled by Halifax - any idea why? (Based in Scotland)

Hi all, newbie here and am naturally a very anxious person so apologies if this post is angsty. I submitted my full mortgage application with Halifax on 29 July, passed the hard credit check and the advisor told me the case handling team would be in touch in 2-3 working days and that in terms of the valuation, it would be a case of Halifax's valuers looking at the home report and confirming with the surveyor who did the survey etc.
I hadn't heard anything so chased the advisor today and was advised that my income has been verified and that they were just waiting on their valuers to contact the surveyor re the valuation. I replied to thank him and he then said that it says the valuation request he sent through has been cancelled for some reason. He said not to worry as this "sometimes does happen" and that he will contact the valuers on Friday (he is off tomorrow) to ask what the issue is. He said he will sort it and not to worry. I went to Halifax direct, not through a Broker, and am really happy with the advisor that I got but I am now really worried as to why the valuation request would have been cancelled. As I'm in Scotland, they don't have to do an actual valuation as there is already one in the Home Report. I know I'm just being my usual worrying self, but I just wondered if this had happened with anyone else, or if anyone may know any reasons why it would be cancelled? Thanks everyone.

Depends if the company who did the HR are on Halifax's surveying panel.
If they are then the HR is accepted unless it's out of date and the seller should be doing a refresh on it.
If they're not, a physical valuation would be required.
Which county in Scotland are you buying in as theres a local lockdown in Aberdeen.

Thanks for replying. I'm in Edinburgh and to the best of my knowledge the surveyor is on their panel. Its also definitely in date (was only done mid July)...MovingForwards said:Depends if the company who did the HR are on Halifax's surveying panel.

In that case, wait until your favourite advisor is back in and try not to bite your nails / pull your hair out.
Just a thought, what was the % of mortgage you were borrowing?Mortgage started 2020, aiming to clear 31/12/2029.0 -
It was 85% LTV and 20k below the maximum on my AIP (which I know means next to nothing).MovingForwards said:In that case, wait until your favourite advisor is back in and try not to bite your nails / pull your hair out.

Within their LTV band then.
You my have to sit tight and try not to panic until you hear from the advisor as I would hope he knew their criteria.Mortgage started 2020, aiming to clear 31/12/2029.0
