Mortgage, HTB, selling and bad credit

Hi after some advice pls. 
I have been speaking to a broker for a while now trying to find the best possible deal to try and move now, I have awful credit rating and am in a DMP so we are very limited on what to do. He found a HTB product with a lender he put us thru and we’re happy with that as wanted a new build (I know the cons of HTB) and everything was going fine until the lender did a credit search on the wrong house number, we got a DIP agreed and then it got refused! We have a missed payment on our files 2018 in Nov and the lender (Kensington) wants it to be 2 years old! 
We were at the stage of trying to reserve a new property when we were told today we need to wait until Nov to officially put a application in for a mortgage. I am
now unsure what to do as the HTB is only here until Feb 2021, the house we want there’s only 2 left but not going to be ready until jan!
 I very much doubt a new build will let us reserve now and wait until November for the mortgage application goes thru - or will they?. 
So I am thinking of putting our house up for sale in time for Nov to come around when we can officIally make an Application and hope there’s still new builds available. 
But would appreciate any advice otherwise.... TIA

    If you haven't sold your house yet. How are intending to proceed with the purchase of the new one? Reservation only guarantees a limited time window before contracts need to be exchanged.

    I don’t know! This is why I’m asking for advice I have no idea the steps for selling Buying etc ... so it’s looking like I need to sell before I can do anything?
