House is back on the market 😁
When the advert went live the first time, within 5 days I had 20 viewers, 3 offers and 15 booked in to view (accepted an offer before they came).
It's been on 2 days and not 1 person booked in to view 🙈
Also.... Am I the only person that didn't know you still have to pay stamp duty if buying a second home! The house we are buying is nearly complete so will own 2 houses until this one sells 😖 I thought ALL stamp duty was stopped under a certain amount for the time being, how annoying0 -
Have you spoken to your solicitor about the stamp duty?
I would have thought that you would either not be liable for it, get a refund on it or not have to pay it if the sale completes within 30 days of the purchase (I thought stamp duty where due had to be paid within 30 days?) - I could be wrong though.

We cam claim back some if we sell one of the properties within 3 years, nearly £4000 we have to fork out that we thought we didn't have too. If our house sold on the same day that we signed for the new one (which was the plan before buyers messed us about) then no stamp duty. The EA should be going back to the other 2 offers and the 15 that were booked in to see if they are still looking.

3-4weeks ago. I will ask about the 15 previous and offers when I ring tomorrow. I don't know if all estate agents work the same but mine for example, pulled the advert and put a sold sign outside my house and all the buyer had done is enter his solicitors details. He only had a 10%deposit at the time and an expired dip. The house I'm buying came up as sold and advert taken off once valuation/survey had passed and searches started.getmore4less said:

EA want to stop work on a house as soon as they can and move onto the next one.When the advert went live the first time, within 5 days I had 20 viewers, 3 offers and 15 booked in to view (accepted an offer before they came)with that level of interest in a short time it may have worth giving a few more days and see if more offers came forwards to get a selection of buyers to chose from,
A 10% deposit buyer was always going to be risky with lender pulling high LTV deals back in June0
