Selling Home > What Preparations to be done for the Bank's Survey..?

I am preparing for my house's survey for the SALE. What preparations I need to do...? Seach engines gave same answer in all sites - tidy up, Move furniture away from walls, fix minor issues etc..But I was wondering any of these below worth doing..???
1. Conduct a Boiler service & share certificate with surveyer..?
2. Conduct electic test share Electic Test Certificate with surveyer..?
Is it worth doing any of these..?? Any of these help..? What more I can do..? Same spec house opposite to mine in sold for 25K more couple of years ago. So realistically not much worried. But after seeing many news of under valuation slightly concerned. So want to do as much ground work possible.

Doing all those things might be useful when it comes to dealing with a potential buyer, but the bank's surveyor will likely not care one little bit. The bank won't (I presume) be lending you 100% of the market value so it only needs to confirm that it will be able to recover the mortgage amount in the event of a default and repossession. The lower the LTV, the less the bank will care about teh condition of the property (within reason).Potential buyers, however, are generally more finicky and will be more impressed if the house is clean and tidy and in good decorative condition, etc, so tarting up the place may not be totally wasted effort in the long run.Basically, lenders and buyers are looking for very different things in a property.1

If it's literally just a mortgage valuation then the surveyor will be having a fairly cursory check to make sure there are no disastrous problems. Their opinion isn't likely to be changed by any minor tidying-up you do before they turn up. If the buyer really wants gas/electrics checked they'd be well-advised to get their own people in rather than trust whatever certificates you've got.

Ok. Thanks for the response. My house is 'Sold STC' & waiting for buyer's surveyer (from lender). What I understood from all responses is no point in me spending £200 to get very recent Elecric Safety Certificate/ Gas Service Record. General tidying always planned to do any way.. My thought was if very recent Boiler Serviced Record or Elecric Safety Certificate will enhance valuation because surveyer will note that house Boiler/Electic system are in good shape.
Also I complainted my utility company to replace my elecric meter as digital display is not working. Is this going to be a big problem. Due to covid restrictions they planned come for repair mid month only. thanks.0
