Hi, I am hoping someone will be able to advise me what to do next.
The mortgage will be joint with my bf who has no adverse credit history. We are expecting to be looking at 15-20% deposit of around £30,000. Part of this is savings and part of this is gifted. Joint income is in region of £35k with 1 independent. Child care costs are under £100 a month and loan payment is around £100, £1500 left to pay off.
I have a ccj from 2007? I dont remember if it is settled or not and have no info about it. I have 7 defaults total. 1 in 2014, 4 in 2016 and 2 in 2018. All defaults are settled as of april 2020. The settled dates vary across all of them as I stacked payments to get them all settled.
I have been in touch with a fee free broker, we were directed to them via a larger internet only broker. We have failed a halifax dip and have been advised today that we will need 25% deposit and to expect rates around 4%.
My question is are we better off waiting until the defaults are at least 2 years old, and do we have any chance of getting rates better than 4%?

@ACG is the resident adverse credit mortgage broker, although he has more non-adverse clients.
@haras_n0sirrah is another resident broker who does have clients with adverse history.
Halifax have really tightened up their lending. It's caused a lot of people posting on MSE to have to go back to the drawing board.
CCJs only stay on your credit history for 6 years, whether paid or not.
Forget conveyor belt brokers, you need a personal touch broker who will place you with the appropriate lender.
What many of us do is take the hit with the higher interest lender, wait it out, then look to remortgage when things look better. I personally used ACG for helping me get my mortgage and I moved into my own home nearly 3 months ago. I read through all his posts to see how he came across and liked how he 'spoke' with people.

It may be best to get a second opinion. It seems a bit lazy to do a halifax dip and then declare defeat
The problem with some free brokers is they tend to chase easy deals so you may have been put in the too complicated file
I would speak to another broker. There are a number of brokers who post on this site if you do not have another one in mind. Maybe read the boards, see who you think can help and send a pm. Those of us who post here are now allowed to approach forumites but most of us are happy to be contacted via pm.
As for your situation I wouldn't like to say without seeing a credit file as that is the very least a broker would need to look at a potential lender1 -

I saw something recently that I have to declare the ccj if I've ever had one, but I cant remember any details of it and it just made me feel even worse about the whole situation.

Eg:
Have you EVER had a CCJ = yes
Have you had a CCJ in the last 6 years = noMortgage started 2020, aiming to clear 31/12/2029.0 -
I always thought once the 6 years had passed if was like it had never happened.
I'll remember this going forward.
