Lenders least picky please

    I will not do it alone but i would like a good experienced broker and i don.t have recommandations, so when i will see thr broker solution i would like also to have an opinion from here to see if they match. If he says barclays is your best option for example but 3 people from here would say that hsbc is better that is something no? If all opinion go towards same lender it would be something else.
    It is quite an easy case, i said we have perfect score and most of the income is from employment, small part is from self employment and i need best multiplier possible on 10% preferably.

    Some of us who post here are independent mortgage brokers.
    Why not read the boards and see who you feel gives good advice and send a pm. We are identifiable by our signatures. We are not allowed to approach forumites but most of us are happy to respond to PM's asking for help

    The problem is, lenders won't be seeing or using your perfect score.

    They'll be using your imperfect financial circumstances.

    Thank you very much for all the help, acter carefully considering the options i decided to use just the employed income because i need around 200 000 loan and put a 15% deposit which would make things easier for me.
    I need really fast move, which lender is known to be faster in this case?

    Virgin Money
    Hsbc
    Halifax
    They all have 4.75 or 5x income

    OP you don't get the point, you can pick any lender and it really won't help. Rather than hope for the best, get a broker who can match your circumstances to you. 

    One lender for one is a bad lender for another. 

    HSBC are among the strictest out there so you may fail at the first hurdle just from picking a random lender which may offer you more. 

    it's not just about the quickest, but which will likely accept you

    HSBC are 4.49x. Pre corona they were 4.75 but times have changed

    No, they still have 4.75x i was going to go with virgin because they have 5x but then changed my mind because i need some flexibility and with virgin i was fixing for 5 years so i went with halifax fixing for 3 years,.with added benefit  of getting a high street lender and switching at end of period easier plus decreasing ERC. Broker said it should be fast and easy with halifax as they are more automated and rely less on manual underwriting.  Finger crossed now.
