Product fee

Hi anyone answer a quick question? If I add the product fee to my mortgage instead of paying up front will this deducted from the amount I can borrow or will this be added as extra.

    That depends on the lender and maybe in the current climate the LTV.
    Say your looking at a LTV of 95% and want to add the product fee onto the mortgage debt the Computer may say NO.
    If however it's 75%LTV then most lenders will allow you to add on the product fee to the mortgage debt.
    To check why not speak to the mortgage company
