I am desperate to secure a mortgage for dream home I have reserved but I think 4.49% is too high.

A quick look at Money Supermarket tells me that 4.49% is too high, there are banks offering lower than 3%, assuming a 10% deposit. That's even for a 5 year fixed rate. I suggest you look at your options there and elsewhere.0

If you want a sharia mortgage then you don't have a lot of options.
If you are happy with a 'normal' mortgage then there may be cheaper options0 -
