New Job - Mortgage Application

My wife and I want to sell our flat and move into a house. Before we find something we want to offer on I would like to get some advice please as my wife is waiting to start a new job in August. I have been with my employer for 5 years and I am the main earner - however to afford a house in the area we want to live we need a joint application using my wife's future earnings. Has anyone had experience of successfully applying for a joint mortgage while waiting to start a job, or only having been in a new job for 3 months?

If so, which lenders are most receptive? Thank you

Yes there are lenders who will go off a signed job contract as long as it is within the next 3 months. At the moment you would be looking at a 15% deposit

Thanks Haras - we should have about 40% deposit. Are these high street lenders, or more niche lenders with higher interest rates?

They are high street lenders but not all high street lenders will do it. Speak to a broker - either one recommended to you or if you dont have one then many independent mortgage brokers post here. We aren't allowed to approach forumites but most of us are happy to answer pm's. If you wish to approach a broker just send them a pm
