I have thought about getting involved with some property refurbishments but that would be more on the basis of wanting a hobby project than for investment purposes. Unless you feel passionate about being a landlord I think certainly think twice.
Or you like DIY/getting your hands dirty and can therefore keep maintenance cost down , especially if you can get some mates rates .

Another vote here for early retirement. You have a nice cash cushion there - if you find that retirement does not suit you or you miss the money, you can always look for another job - full or part-time.
Also, personally I would not get into BTL anymore. We were lucky to have good tenants during the 10 years in BTL but found it still too much of a hassle (we were self managing) so we sold ours back in January. I thought it would not be the best decision financially but it was adding to my stress levels and it got to the point when the the reduced stress was more valuable. In hindsight, I could not be happier that we sold. I think lots of landlords are facing very difficult conversations with their tenants at present due to COVID.0 -
