Bank of Ireland application

Hi, first time poster looking for either reassurance or crushing reality. Me and my partner were served 2 months notice on the property we rent a few weeks ago as the landlord is selling the house (third time this has happened to us in 5 years)

Faced with the stress of renting again, my partners mum has offered to gift us a deposit to buy our own place and we have gone through a broker friend of ours who has gotten us an aip with BoI for a 90% ltv mortgage on a 185k property.

I'm panicking as to if this is likely to be approved, but don't know if it's just the anxious side of me kicking in. I earn 43,000, my partner 17,000, both work in nhs. I've 3500 cc debt thst I've bought down from 6700 over the course of the past 6 months. No missed payments,  no bad items on my credit report aside from high credit utilisation.  We've gotten our overdrafts down from 1170 and 850 to 450 and 0 respectively and thst is where they are as it stands.

My partner has 1 late payment on a next card in January, which was a genuine oversight and was settled as soon as. It all up to date and no other late payments showing on her credit file. 

She wasnt on the electoral roll until we applied a couple of weeks ago, and have followed this up with our local council today. They have said she is on there but it wont show up until July when the register is updated but have provided an email letter confirming she is on there.we also have a creation finance account for 400 pound to pay in September for a laptop bought in March on buy now pay in 6 months.

I'm losing my mind with this, as we have two small children and we are hoping to buy the property we are in to avoid unsettling them further with the stress on moving. This compounded by there being no rental properties available in our area and I genuinely don't know what we'll do next.

My broker isn't seemed concerned at any of this but this is all new to me and feel weve been forced into applying before I feel personally "mortgage ready ". Weve been renting 5 years, never missed any rent payments, or other Bill's.

    AIP is a great start, Trust your broker, it’s what we do day in and day out... we don’t submit applications for the fun of it, generally only when we are confident the mortgage will be approved!

    Thank you for your reply.  Trying to tolerate the uncertainty,  but my mind keeps coming up with reasons as to why all this will fall apart!
