Small second mortgage on property I won’t be living in

My mum is being forced to sell up after a relationship breakdown, and it’s very uncertain whether she’ll be left with enough equity to buy a decent-size flat in a nice area without a mortgage - but due to her age and income a mortgage isn’t an option. I’m wondering if I could co-buy with her, and take out a small mortgage myself (eg 40k). I already own a property with a mortgage so this would be a second mortgage for a property I won’t be living in. Does anyone know if this is possible / worth exploring?
