4 Bedroom Detached House & Car Package
After careful consideration and successfully
carrying out two recent smaller raffles using this secure platform, we
thought it would be a great idea to give somebody the chance of a
lifetime and grab a new home rather than selling our property the
traditional way. Tickets are only £1 entry too!
*The deal*
You will receive this deceivingly large four bedroom detached property,
located in Yorkshire, along with a 2017 Volvo XV90 Hybrid and a years
insurance. The deal includes all legal fee's and stamp duty. The price
per ticket is only £1.00 - making it cheap to enter and fair for
everybody to have a go.
*The Property*

Porcelanosa tiles throughout the property.
To the Outside - Buffer garden to front and a long double driveway for
off street parking to the side, leading to a detached single garage. To
the rear is an enclosed garden mainly set to lawn with patio area close
to the house.
*The Vehicle*
Our 2017 Volvo XC90 is included in the prize deal and has covered just
over 60,000 miles with full Volvo main dealer service history. The XC90
T8 R-Design is a great all rounder SUV with excellent performance when
needed, yet economical to run as it's also a plug-in Hybrid. We will
include a full valet and a years car insurance for the lucky winner too!
This raffle is 100% genuine and will certainly change one lucky person's
life forever! I have successfully delivered on two much smaller raffle
prizes recently, so rest assured - this is a real chance of a lifetime
to win!
I have not disclosed the properties exact location in order to protect
myself and my family who still live here. The property is well situated
for great local schools, shops and motorway links.
Upon winning the prize, the title transfer of both the house and the car
will go through a UK solicitor of the winners choice and the ticket
revenue will be transferred from Raffall to the solicitors client
account in the usual way. The solicitor will make sure that upon
completion, the winner will receive the property and car free from debt
or encumbrances.

These raffles are a cause for concern. £400k is their target and at £1 a ticket it'll take a long time to get that amount. Let alone the prize value definitely isn't worth £400k. Combined the ceiling for both items on offers value is £280-290k max. Of Course you have fees for the solicitor, raffle site etc but they likely won't come in at £110k.
Personally I won't be entering and wish anyone who does good luck. My advice is always do your research.
Current findings:
The builder lists the starting price £230k. The whitwood area is around £250k for a 4 bed (going by the delisted specs).
Another concern is if the house is freehold or leasehold. There's no mention in this listing. Which developers have been known to sell on the title to holding companies who then refuse to sell the freehold at a reasonable sum.
The cars 3 years old with 60k miles on the clock. Roughly £30-35k.
The 75% of all ticket sales is also worth noting. as there have been cases of other raffles never hitting their targets therefore the payout being significantly less.

House competitions are odd, and seem unlikely, but they do work (and some do fail) and they are increasing in number.
You say it will take a long time to sell 400000 tickets? According to the raffall website 135287 tickets have been sold already. I suspect they'll reach the target quite quickly. (esp as, I think, this only launched 8 days ago)
You suggestion about research is good - have a look at the Loquax page about house comps - it's very interesting!
https://www.loquax.co.uk/win-a-house.htm
There are some cautionary tales on there (scroll to the completed ones) but also many very successful ones - including some amazingly rapid ones that sold out in weeks.
For £1 this is a very good comp. It's not important to me if the target isn't reached, there'd still be a significant cash prize. I wouldn't see that as a problem (indeed, tbh, I'd prefer it as winning a house somewhere I don't want to live would mean selling it anyway). So I can't see why anyone would be worried.6 -
Well said Zanderman. £1 won't hurt the bank if this one doesn't work out for me. I think I will take the risk and keep everything crossed. Wish you all the very best of luck!2
