Is “no fees” really no fees?

Looking to remortgage from Halifax. Their best deal for fixed 5 years is 2.59%, running comparison seems HSBC, FD, Santander etc have much lower, around 1.70%. The monthly price difference is about £30-40. My LTV is around 37%.
I know I’m not guaranteed to get this, but the other mortgage say no legal fees, no valuations etc, so is there really no fees to pay at all? If so then it’s a no brainier!?!
Just weighing up if to start an application, and if there is any hidden fees that I may have to pay. I even rung Halifax and they said the deal isn’t competitive, in so many words, and that there is much better deals elsewhere
Any recommendations about who is best, I was just going to start with a known name back out building society.

I don’t think anyone could promise without checking it, but it sounds like there would be no fees.
we took out a mortgage with no fees for our purchase, and all we paid was £200ish to upgrade the valuation to a homebuyers survey (which you wouldn’t need for a remortgage). There was no product fee and we didn’t pay any legal costs for the lender, if we hadn’t wanted a homebuyers then the valuation would have been free.1 -
Great thanks. Think I definitely need to move this time as last time I didn’t and now on a SVR anyway. The Halifax agent was really good and basically said there are great deals out there, and this is your best offer from us, 2.59%. There is better out there think I might start process tonight.Yes it’s a pure remortgage on same house, so I imagine the valuation is a simple thing for the lender to do.0
