Oh great stuff! Have you completed then?jamielutz1987 said:
It was a desktop valuation and came back for the price we are paying. I think the report returns the lower of the purchase price and what the valuer thought it was worth.FirstTimeBuyerLife said:
That’s so good! How did your valuation go?jamielutz1987 said:
@FirstTimeBuyerLife That's right, 4 days.FirstTimeBuyerLife said:
Congratulations!! So they approved the mortgage within a week?jamielutz1987 said:
@FirstTimeBuyerLife If you were asking me, mine went to offer the same week after a desktop valuation.FirstTimeBuyerLife said:Hello, Have you had an update from your mortgage application to Halifax?
If not, when did you submit the application?I wonder how they do a desktop valuation surely they’d need to see the property.0 -
@FirstTimeBuyerLife Conveyancing still in progress, unfortunately got a expensive but still !!!!!! solicitor being slow.
As per my broker, Halifax are doing desktop valuations for most properties.
Not sure howi it works exactly but I assume they have some model or something that spits out a number.
They still charge the same though, £200 per valuation.0 -
Oh the solicitors. I’m hearing so much about really slow and bad solicitors than negative. So hard to pick a good one eh?jamielutz1987 said:@FirstTimeBuyerLife Conveyancing still in progress, unfortunately got a expensive but still !!!!!! solicitor being slow.

@FirstTimeBuyerLife I've used many solicitors in the past many years, never had one that I would confidently recommend to a friend.
This time speed was of the essence so we eschewed the bigger online firms and picked a local one who is more expensive but has turned out to be s-h-i-t. At least with the bigger ones a 1-star Trustpilot review gets you some attention.0 -

Maybe no enjoyment in their jobs.How long was it between you applying for the mortgage and then informing you that you were successful pending valuation? And how long ago did you apply?0 -
@FirstTimeBuyerLife Applied almost 3 weeks ago.
Day 1 - application submitted
Day 2 - broker informed me that it's all ok subject to valuation
Day 4/5 - broker emails me his copy of the offer0
