Showhome valuation HTB

Hi all. We're in the process of buying a showhome which is one of the very last plots on a new build development. However, I'm a little concerned about when it come to the valuation. Being a showhome, it is fitted with masses of extras, appliances, furnishings etc, and the price seems like it's a good £10k higher than comparable houses (though there's virtually nothing similar that has sold within the last year). For us, this is a perfectly acceptable deal, because we'd have to spend that much money easily on a plot with no spec anyway.

We're using HTB, and I understand that they will only allow you to go ahead if the valuation matches the purchase price. Naturally I'm concerned that the valuation is going to come in lower, and we'll have no options if the developer won't back down and meet the valuation.

We'd be happy to make up the difference to a point, but I don't know if this is at all possible? Is it possible to have a separate bill for the house's contents on something like this? So the house gets valued and sold at the same price, but we pay for the fittings and contents as though they were optional extras?
