Valuation survey - esurv

Hello

Esurv have contacted our estate agent to try to book a valuation survey. But as the office is over 10 miles from the property the computer said no! The house is very rural but empty which is why they need to collect the keys from the agent. I appreciate they don't want to spend all day driving around picking up and dropping off keys, but surely 0 miles isn't excessive.
Has anyone else experienced this issue? 
LTV is less than 50% but the house is over 100 years old which I assume means a physical valuation survey is required.

  • I imagine there's a maximum distance in their contract with the lender. It's a volume business unfortunately so it's unlikely they'll make any money after the additional time spent on a 20 mile roundtrip on rural roads.

    I'm not sure what the solution is. Can the EA arrange to meet the surveyor at the property? The basic survey itself is only a very quick look around.

    Really this is the lender's problem. If they instruct esurv and esurv refuse, it goes back to the lender who no doubt will instruct another company.
    BTW I would suggest you have your own survey done before letting the lender do their valuation. If you decide not to buy on the basis of your survey, you will have saved the cost of the valuation.
