Property dimensions don't add up

Hi,

Due to complete in a few months on a new build property. Just noticed the downstairs and upstairs don't add up (nearly 2ft difference). See attached. Where do I stand with this? Am I able to negotiate a discount or do I need to wait to get in to measure before I can claim anything?

    Tell us what your contract says about measurement.

    I have signed or seen the contract yet. Property is still being built. 
  • Looking at it now in more detail all of upstairs is wrong. Leaves 2 foot 7 for a bathroom. That's enough for a bath. I'm too far down the road in my mind to want to pull out. Want to know what my rights are as I'm unhappy

    Those details have so many mistakes, it's hard to know were to start...
    • 15.7" x 22.8" is 1ft 3.7ins by 1ft 10.8ins (so it would be a tiny house!)
    • I guess they meant to say the ground floor is 15' 7" x 22' 8" - but that's still wrong. They've added the wrong numbers together.
    • 10' 7" + 13' 8" is not 22' 8" - it's actually 24' 3"

    And bedroom 2 is clearly not 13' 0" x 13' 5" 
    - you can tell that instantly, by looking at the plan. It's actually about 8' 0" x 13' 5"

    Looking at the plan, the living room is 13' 8" from "top" to "bottom" of the plan. (i.e. from the the kitchen wall to the window.)

    You can tell that by measuring it with a ruler and scaling it up - or you can look at the top/bottom arrows vs the left/right arrows.

    The top/bottom arrows are visibly further apart than the left/right arrows. So it is 13'8" from top to bottom, and 12' 1" from left to right.

    my assumption is that the house is 15'7" wide as shown in the kitchen. Therefore the kitchen is (15'7") width x (10'7") length.

    As 15'7" is the width therefore 13'8" must be the width of the living room as it's positioned in the same place by the w x l logic. 

    As for bedroom 2 that's obviously a typo

    Get a ruler (or a piece of string, or a pencil, or a stick)

    Hold it against your computer screen and use it to measure the length from the top arrow to to bottom arrow in the lounge.

    Then use it to measure the length from the left arrow to the right arrow in the lounge.

    You will see that the room is "taller" than it is "wide".

    i.e. 13' 8" "tall" and 12' 1" wide.

    So the lounge is 12' 1" wide - the staircase is about 3' wide, and the wall between them is about 6" thick.

    12' 1" + 3' + 6" = 15' 7" - exactly the same width as the kitchen.


    Yes - l agree with you, whoever produced that plan is very dumb.
