My broker said it's 48 hours after that you usually get offer (I'm awaiting my valuation with Santander next week)

I think the delays with valuation to offer come from the lender waiting on the report to be uploaded by the 3rd party valuer.

We've been told that our valuation was booked for 18th June yet here we are today still waiting for the valuation report to be received by HSBC before offer. There's certainly been a bit of a backlog.

Do you know who carried out the valuation? When I called HSBC they gave me a number for the surveyor and the time frame for the valuation report to get to HSBC was 1-2 working days.

No. They told me that they couldn't chase them up either. All I got was that ''there's probably a backlog'' and that we'll probably have a decision this week. She followed that up with our application is in the ''final stage'' and with the ''credit officer''.

I spoke to the underwriting team today after an hour on hold and that's what they told me.

I'm thinking that the delay on valuation report maybe something to do with the property that we're buying - It's a new-build but a conversion.

How long did it take between text 'approved subject to valuation' and valuation being booked? did someone call you to arrange valuation?
