Offer pulled due to furlough, should I take out loan to cover renovation costs?

We are renovating and have gone over budget. We had an application in progress with hsbc (our mortgage provider) to borrow the extra £ needed to finish the job. But the affordability doesn't add up now that I'm on furlough. We have 3 Reno bills to pay now, and wanted to borrow extra on top (£12k) for a further extension and have a few options:
1: take out 1 unsecured loan to cover the cost of the immediate Bill's- roughly £8k. - will this effect a future application when I am back on full salary?
2. Pay for the work in a combination of credit cards and a smaller loan (roughly £3k) - will this be worse for a future mortgage application?!
3. See if a broker can find us another mortgage lender?
I've grossed 40k last 2 years, furlough income 30k.
Current mortgage totals £83k, we need another £20k. Ltv will end up about 50% with the extra borrowing.
I'd really appreciate some advice

£103k mortgage on £30k salary doesn't seem beyond the realms of possibility. You say 'we' so do you have a partner/spouse and do they have an income?0
