    You need to budget for legal costs, lender fees (basic valuation, home survey or full survey, transfer of funds, mortgage arrangement fee),  home insurance (purchase on exchange of contracts), indemnity policies (if applicable), any other surveys / reports due to the survey. 

    Moving costs and a few basic bits to get yourself up and running; charity shops, Freecycle, Facebook local selling sites / marketplace, Gumtree etc are great for people giving away / selling cheap things off for the home.
    Mortgage started 2020, aiming to clear 31/12/2029.
