Halifax application

Hi everyone, I’m new here and could do with some advice/opinion to ease my head

My husband and I have reserved a new build and sent off our mortgage application via our broker on Thursday. We are doing help to buy equity loan and 5 % deposit. We need a mortgage for £273k as it will be a 75% LTV.
Income for both of us are good money, both full time employed.
Credit scores are both good.
However the evening of the application I checked my credit score and it dropped suddenly to very poor- obviously freaking out!
I looked into it and it looks like my CCJ from 5 years ago has appeared which it hasn’t before and me thinking it has dropped off and didn’t put it on form.
it was satisfied and was £200 from a car park.
I have good credit history and pay my bills on time etc. I do have a credit card but I pay the minimum back every month but our broker said that’s fine.
Obviously I am so scared we will be declined now.

Any thought or experiences anyone?

I have an application in with underwriting at the moment and hoping for an answer Monday/ Tuesday, after a very long 2.5 week wait! I found a surprise on my credit file post application and chatted to my broker about it who didn’t seem to be too concerned. She said that there are huge numbers of people who find old debts on credit files when applying for mortgages.
    Did you used a broker?
I don’t know if that necessarily puts your mind at rest, as I am very anxious about my application, but, it will either work out, or it won’t. Worrying won’t change the outcome. And there will be a Plan B. Good luck!
  • Have you told your broker about the CCJ that has now appeared? That'll be the first step as if they pick up on it and it's not declared the application could be declined xx

@dominiquegriffin On a Halifax application, the question about credit history should be answered as ‘Yes’ if you have had a CCJ registered within the last 6 years.
That will be taken into account for Halifax's credit scoring but background details will be required.
Given that it's only £200, for a parking fine and satisfied (hopefully a good while ago?) I daresay it may not be a deal breaker.

I don't know what Halifax's approach is to CCJs but the first step should be to inform your broker so he/she can correct the application.
It *may* be ok if you passed the DIP stage successfully but your broker is best placed to guide you through this.
