With regards to timing the market.
I bought my last house at the exact moment the credit crunch began to emerge and fixed at 6.25% 🙈 and I'm about to buy again during a pandemic.
Probably never a good time, but at least the BOE rate is low now so you can, if you wish, fix at an historically low rate for quite some time.
