Thank you. Just saying that there is another way if the conveyor companies are not contacting you back or dont have time for you. Those who do not charge a fee have a business structure to be profitable which is easy mortgages and lots of them. Anything remotely complicated and you will be on the bottom of a pile. This works for a lot of people if their circumstances are straightforward or they aren't in a rush. If you need more then for a moderate investment you can get a broker whose model is to charge a bit and be able to hand hold and answer the phone and email as we aren't running around like headless chickens. I and many other brokers who post on this site give plenty of advice for free and to help people out -probably hundreds of hours as i have been here since 2007 but my original account was lost in the change over (the haras_nosirrah account is dead - it has to be haras_n0sirrah to reach me) I have never hidden that I am a fee charging working broker and that if someone wants my help my inbox is open but I don't message people first as I respect the rules of mse.Strachan said:

Thank you for all your help and insight everyone! I have submitted all documents required for a mortgage product that trussle presented to me. My mortgage advisor at Trussle has responded asking question's regarding the documents but yet to submit the application or respond since chasing for almost a week. If I don't get the application submitted tomorrow then I will use someone else! I am not in a major rush but this is a bit absurd right?0

If you have provided all the information then yes it isnt great - especially if borrowing 85% or above as lenders are changing rates or pulling out completely at these levels (e.g. tsb went from 85% to 80 last week) so we wouldn't keep a case hanging.

Trussle got back to me today. Apparently HSBC have a cap on the amount of applications they can process plus they have amended their income calculation for affordability which means as I suspected this deal is no more... so they have offered a Halifax deal which is similar but the question is will they submit my application before the end of play today or leave it hanging again...0

Hsbc amended their calculator on Monday. When were you trying to submit the application?
I got an hsbc 10% deal yesterday for a client. Meant sitting at my pc at 7:45 but that is what has to be done at the moment0 -

The problem with online broker firms, you get what you pay for, will they be willing to sit there come opening time to submit your case and fight your corner?
My local broker did the legwork and did exactly that when Barclays were having only a small window to submit applications. Will Trussle do that for your or are they just palming you off a different lender to save them some work?"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"
