    We've been offered 1.86% fixed for 5 years on £262k borrowing.
    This would be with 85% LTV.

    We have 1.68% on 5 year fixed rate, 75% LTV.  Mortgage of 217k.   Broker only lender. 

    Looking at an LTV of 90% - your rate seems comparable.

    I'll be paying 2.95% on 95% LTV on 265k, so given all other rates seems like its about right
