Can't rent flat

Hi. I have 2 flats that became empty just before lockdown. I cannot get new tenants as local estate agents are on lockdown. I have not been able to rent them out for over 10 weeks now. Can I claim anything.

  • You can not claim any grants as it does not count as self-employment income for CRJS purposes and there are no grants for residential property.
It is unlikely you would be eligible for any benefits as the asset value in the two properties will probably exclude you from being eligible.
You can claim mortgage holidays on the properties which should alleviate the majority of the costs.
You are also able to let without using an estate agent, estate agents have also reopened so if you wish to use an estate agent you now can.

If the properties are mortgaged you could request a payment holiday.

No reason not to let the properties.  Change agent if you need to.

The lettings market has been open for 3 weeks, why can't you let your properties?

Yes, you can claim from your rental guarantee insurance.

Rent guarantee insurance doesn't cover void periods at the end of a tenancy.

Its there to cover rent when a tenant doesn't pay, or for a limited period following eviction of said tenant. The OP is simply between tenants, he/she would not be insured for that.
