When buying a house would the estate agent and lender have done a survey of property and would they report on any discrepancies, i.e. if they found any issues on property?

The agent would not do any type of survey.
the mortgage lender will arrange a valuation, but that can be done by seeing what other nearby houses sold for, so they might not even go to the house, especially now due to coronavirus.
If you want a survey (which is advisable if buying a house) you’ll normally arrange it yourself; you can often do this by upgrading your mortgage lenders valuation to a “Homebuyers report”.
