Best mortgage lender for flat above shop

Hi, 
I am looking to purchase a flat above a shop and with shops on both sides (A1). I understand that there are risks in terms of the potential for the use of the shop below to change, but I do think that the asking price compared is sufficiently low compared to other local property to account for this (discounted by ~35%).  

The flat has private entrance and in general is set up in such a way that I don't think noise is likely to be too much of an issue (recently renovated, very thick double glazing and only has windows onto an inaccessible narrow street) . 

I have got a couple of AIP, but I am fairly nervous about actually getting the mortgage.  I don't suppose anyone could recommend a mortgage provider that is particularly relaxed around flats above commercial property, or warn me of ones to potentially avoid. I have a 15% deposit and would be a FTB.
