I’m not enrolled on the Electoral Roll. Could that stop my mortgage application?

My partner and I have recently applied for a mortgage on a new home that we hope to purchase. Our mortgage lenders, Halifax are currently in the underwriting process but are yet to perform credit checks.

We (partner & I) have both come to realise that I’m not on the electoral roll at all, despite being on it in the past at  (we live with her parents at the moment). I’ve now applied to be on the electoral roll.

I’ve seen that lenders check identity via electoral roll and it can lead to people getting denied for mortgages. Will me not being on the electoral roll lead to our mortgage lender (Halifax) ultimately rejecting us?

Secondly, it’s also surfaced that my girlfriends parents have never declared me as living here on the Annual Canvass. In the past I’ve bounced between their home and my parents home, but I have everything else registered to their home like my bank etc. Will this have any negative implications on them or me either?

I read that people can get fines of up to £1,000 and get a criminal record for this stuff.

Any help would be greatly appreciated. Thanks!

I'm not a broker, but as someone who at the start of this year applied for a mortgage, being on the electoral roll was one of those things that was kind of a must from memory. I guess I wouldn't lend a large sum of money to someone who appeared homeless. With the second question, my friend applied pretty much the week after me and had a similar problem - she had been living with her aunt in London, but had her post addressed to her parents in Crawley. It did cause some delay to her mortgage as she had to prove her addresses etc, but I don't think there was any mention of a criminal record, so I'd advise you to chill on that front.

In short, yes I would expect that your somewhat dodgy address history is going to have an impact on how quickly if at all you will be granted a mortgage. Someone more knowledgeable will be along shortly though I'm sure - I'm just Billy punter like you.
  • Thanks for your reply, I really appreciate it. I’m a complete novice in all of this and am not the brightest bulb in the pack (as you can see from the mess I’ve made 😂) so you’ve definitely helped me out! Thanks again

Only if you're up to some sort of electoral fraud, it doesn't mean your in-laws or parents are going to be arrested for being a bit dozy (if they have been).

No electoral fraud on any of our parts at all. I wouldn't even know where to begin if I wanted to! Thanks for helping to clear it up, I appreciate it
