Do I have to declare if I get married soon after getting a mortgage as single?

Hi, as far as I know lenders care if you are single or married, whether you have kids or not etc. before giving you a mortgage.

So I'm wondering if I get a mortgage for a first home while I'm single and have no kids and get married and have kids let's say within 1 year after getting the mortgage do I have to declare that to the lender? Will they change interest rates or anything else assuming I continue payments as before?

Thanks for reading.

It all depends on whether your partner / spouse to be is going to live in the property at the time that you take out the mortgage.
If it all happens after you move in and you don't then look to borrow more then no problem.
  • No and no. You may however have to tell them if someone aged over 18 moves in with you such as a new partner.

Why on earth would they change the interest rate?

No you don't. You need to disclose any other adult occupiers at the time the mortgage starts i.e. who are moving in with you when you buy, but lenders don't need to be told about who moves in with you later.

Depends. Mine says I need to notify and it was drawn to my attention by my solicitor at the time.

Your solicitor is the lenders solicitor also. Hence why it was explicitly drawn to your attention. So as not to be a debatable issue at a later date.

    Thanks, sounds good.

I want to know if I could get a mortgage possibly easier than if I was married with kids, and then if I get married soon after would that change anything, it's pretty self explanatory.

Why on earth would they change the interest rate?

They might give me a higher interest mortgage if I was married with kids. Like they want more interest if you get a buy to let instead of residential. I'm getting a lower interest mortgage because I'm single, if I change my circumstances soon after getting it they might try to milk it in some way.
Or that might not have anything to do with it, I don't know, I'm trying to find out.
