Equity Release

About to apply for Equity Release.
Main reason for applying is for House improvements and Gifts to children.
The house currently is Leasehold and have enquired the costs involved in the purchase of the Freehold.
The main house improvement would be replacing the pvc cladding with brick, as its half brick/half cladding.
Would my approval be better without conditions as it stands being leasehold or as freehold.

Not as yet.
But should I buy my freehold before hand to save any complications where it is currently leasehold.
Although a portion of the equity release would be for home improvements.
I've read some lenders are septicle in lending where a leasehold is attached to the property for home improvements.0 -
