thank you soo much you have been a massive help.
Randomly my solicitor did call me today to tell me that the bank has now agreed to to release funds by the 30th of this month so hoping that means everything is ok.
I did call Halifax yesterday regarding this and they did confirm that they didn't credit check me and this was a mistake didn't get anything in writing at the time tho will see how it goes and revert back to them if i need to.
regarding my credit im in the good band and my wife in excellent none of us have any adverse credit, no ccj etc, however this is now the 3rd!! search against my name in the last 12 months one being for a car another being Halifax and now this Halifax again which has moved me from good to fair but like i said i have 0 adverse credit, funny enough my wife has stayed in the excellent band as she has one less search than me.
also we are not taking out anywhere near the max amount so again hopefully we are ok
  • No worries - I understand it's a stressful time!

The bands on Experian/Equifax etc. don't mean much, but are a useful guide (if it says excellent, you're likely a decent customer, if it says poor there's clearly some work to do) - so you're both going in the right direction.

From what you've said, no CCJs etc, I'm sure you'll be fine. 3 searches aren't a big deal at all (I know CRAs etc. make it a big deal, but it isn't). You never know how you'll score with an actual lender, so 3 searches or 10 searches you could be fine.

I doubt the lender will even know about your search to be honest, and if they do they probably won't care - but it's good that you've managed to get Halifax to admit it was a mistake - if it really comes to it, I'd imagine your lender would be able to verify that with Halifax.
