  • There are lenders who will allow you to be living in the property and gift the deposit.   You could take a 2nd charge against the property if you chose to.  There are lenders on the high street who do this. 

    The whole gifted deposit thing is a minefield and its worth getting a broker to help you.  By declaring your intentions upfront and finding a suitable lender that is happy with the case as it is will let you go into this with a clear head.

    Find a mortgage broker, tell them you want to do a mortgage in your partners name with you contributing some of the deposit but you want to be able to protect the deposit should you split.    They will go off and call the usual lenders for this sort of thing and come back to let you know the options.  There should be a few and they should be at rates not too dis-similar to the best available.
