Santander Deedsafe Scheme

My mother passed away fairly recently and I've been going through the standard bits and pieces surrounding administering her estate (My father had passed away in 2002), so I go through Probate - Letters of Administration, Land Registry - Title Deed transfer to my name as sole inheritor, but notice Santander have charges against the propety in relation to deeds services.
I apply to have deeds returned and provide payment details so the DeedSafe can be finalised and Title Deeds returned to myself. Remaining Santander Bank Accounts were closed, yet now I'm told I need to provide Letters of Administration per my father's interest, as the Property had been owned by my parents as Tenants in Common.
Any help would be gratefully appreciated.
