    Mortgages are 100% liability to both sides meaning your ex doesn’t have to sell if she doesn’t want to, unless the court get involved. Any court would allow her to stay for a fixed period of time so as to provide a home for your son. 

    From your ex’s point of view, would rents be more than the mortgage locally? Also will she need to apply to universal credit for help with housing costs/living costs? If so, there are rules about saving anything over 6k impacts UC ( you need to check by how much) because if this is the case any money you may offer may be more of a hindrance in her mind. 
    Also child maintence should be kept separate from any house arrangement. 
    Keep things as simple and as clear as possible. Break ups are difficult and when money and children are involved they become more so but likewise, you do need to make sure you ( and they) have a roof.
