I’m looking for some advice

I’m hoping this is the best place to get some advice from someone who knows about mortgages. 

Basically our situation at the moment is that we have a house we bought for £65k and have a mortgage of £56k now

We are looking at a new build at around £194k and they said they can take ours in part exchange, 

there’s also a government scheme where they give you 15% (Scotland) and then we would just need to pay a 5% deposit 
does anyone know if you can use both schemes or would it be one or the other

Part ex is not really a scheme, providing they are paying you what it is worth and not significantly more. 

Both should be possible on the same application. Are you sure Persimmon are still doing part ex's? I have heard of developers pulling out of doing them recently.
