change of parties

my morgage is £36k Value o er £90k  wanted to add son
but underwriter declined as address didn't cross match as I hadn't informed my bank and work of new address plus other things
both me and my son on excellent credit rating.
I'm disappointed can I get his name on house deed without morgage change of parties

    No, you can't transfer title without bringing your mortgage lender along with you (or moving to a new lender). Do both you and your son live at the property? Why do you want to add him to the title? Bear in mind it would probably mean him losing various first time buyer perks for when he buys his own property.

    Has your son being living there previously and been paying the mortgage for you? 
  • no he has been living else where with a friend didn't want to move in as was being done up  had to be gutted and kingspan insulation on all walls as had been plaster larthe plus his credit rating was excellent so thought best to not  to change address and wait for change of parties.

    If he's going to be living there and you aren't (and he can afford the mortgage) yes it will be much simpler if he just buys it from you in his sole name. Mortgage lenders would view it as a complication to have one borrower who's an owner-occupier and another who lives somewhere else.
