Different affordability between broker and lender

Hi
This one is for the brokers, hopefully someone will be able to help. I am porting so went direct to lender and they told me how much more I could borrow. To take the stress out of the process I approached a broker who told me my affordability is 20k less than what my lender has said i can borrow. Have any if you come across this?
If I go with the lender what are the chances that affordability will be reduced by 20k?

Have both of them seen your payslips and gone through the figures in detail?0

Something must have differed. Did you ask the mortgage broker at the time?0

Nothing differed, I gave the broker the exact same details but his calculations are 24k less, I even went on the intermediaries site and got the same as the broker.
I have now done my application directly with the lender, they have ran a credit check and affordability passed on what they initially told me I could borrow.
I was just surprised at the difference0
