Buying another house, Advise

Hi all, looking for some advice if possible please.
I currently have a mortgage on a property i live in, i basically bought the house i grew up in from the council and live with parent's at the minute. The house is worth more than I paid as we got a discount so I owe around 25,000 now in current mortgage.
I'm now wanting to move out and get my own place but don't want to sell this house as its my parents home.What would my best options be for buying another home? Any advise is would be super helpful.

    As you would with buying a house, deposit and earn enough to get  a certain budget. Use the affordability calculators  available here. 

    I would engage a broker as well to look at your options in detail

    as you have are not intending to sell your property, you will have to pay extra stamp duty
