AIP/DIP now?

Hi everyone,
Just after some advice, I’m currently going through a Powermove Scheme with a developer where they help me sell my house for me to able to get one if there’s. As I currently have a mortgage I will be hoping to port my current one to the new build, I’ve rang them and asked if it’s possible and they said yes providing I have a 15% deposit, which is fine. I currently have my mortgage with my brother but would be looking at getting the new build with my girlfriend. Should I ask my current provider to do an AIP/DIP now just to see if we would be accepted (I know it doesn’t mean it’s an offer) I have been through my broker who has done some affordability checks and they come out ok. But he’s not allowed to get involved with anything to do with the Porting process. Would it be worth me getting a AIP/DIP now just to see? For when hopefully I’ll be able to reserve a plot. Also would it be a hard search or a soft search?
