Land registry restriction stopping me remortgaging

Hello I've been looking for answers on here for a problem I am having and have seen a post from a few years ago, I was just wondering wether anybody can help me. I bought my first house 4 years ago and my fixed rate deal is coming to an end an the mortgage advisor I used when first buying the house emailed me and said Santander are offering a better deal so I agreed I would change from Halifax to them ....now their solicitors are saying there is a managment company restriction that Is stopping the remortgaging and they will charge 75 pound plus vat to get me past this restriction but that will not remove it and that I have to get a 3rd party solicitor to do this for me and I am so confused by this I never put this restriction on or know who did I have looked on land registry website and the forms on restriction but dont know which one I need to fill in or how much the fees I need to send with the forms. Any help would be great. Thanks.
