Problem in removing my ex off mortgage

Can anyone give any suggestions. I split from my ex over 12 months ago and have been paying the mortgage myself from my part time income plus universal credits, child benefit and maintenance for my 2 yr old. I want to remove my ex from my mortgage but although I have comfortably been paying it for the last year I am having trouble finding a lender who will give me the amount I require. My ex doesn't want any of the equity in the property.

  • Yes. We are now divorced. I want to keep the house and get ex off mortgage.

    Have you agreed and finalised a Financial Consent Order? 
  • No. However the point is my ex doesn't want any equity, has agreed to come off deeds etc when  he is removed off the mortgage as he will want his own mortgage in the future. Although I am comfortably paying for everything myself I am struggling to find a lender who will give me a mortgage in my own name  for the current amount owing.

    In that case I would recommend a 30 minute introductory session with a family solicitor. In order that you fully understand the implications of what your are proposing to do. Unfortunately the fact that your ex wishes to obtain a further mortgage is secondary to the welfare of your daughter. Who will take precedence until such time as she has left full time education.

    Have a chat with a broker as well, they will tell you the maximum the lenders will lend based on your circumstances - your current property may not be affordably to you on your own, in the lenders eyes.
